Environment

Driving environmental progress across our portfolio, one property at a time

At GCP, sustainability is more than a goal - it’s a core part of how we operate. Our strategy focuses on reducing carbon emissions and fostering resilient communities, with energy efficiency as a key driver of long-term financial stability. This includes:

  • Transitioning to green energy sources
  • Upgrading properties to higher efficiency standards
  • Pursuing environmental goals such as minimising waste and water consumption.

Through targeted upgrades and innovative energy solutions, we reduce our footprint while strengthening the performance and resilience of our portfolio.

Climate Change Mitigation

Climate change mitigation is a material topic and a strategic priority for GCP. With buildings and construction accounting for nearly 40% of global emissions, the real estate sector plays a critical role in the transition to a low-carbon economy.

Our Climate Transition Plan targets a 40% reduction in CO₂ emissions intensity by 2030, (vs. 2019 baseline). We prioritise our least energy-efficient assets, identified through energy audits and analysis of regulatory exposure. These help us to assess energy-saving potential and implementation costs, guiding the selection of the most effective decarbonisation measures for each property.

We continuously refine our plan based on insights from ongoing audits and pilot projects, ensuring it remains accurate, actionable, and forward-looking.

Through this structured approach, GCP advances portfolio decarbonisation, strengthens asset resilience, and creates long-term value for investors, tenants, and communities.

Climate Change Adaptation

GCP recognises the growing importance of identifying and managing climate-related physical risks. While climate adaptation is not currently a material topic, it remains a strategic focus.

We have enhanced our climate risk and vulnerability assessments, shifting from city-level analyses to asset-level screenings. This allows us to identify properties that may be exposed to flooding, extreme heat or other hazards, and plan targeted resilience measures. Assets with higher exposure undergo in-depth evaluation to determine their adaptive capacity and prioritise mitigation actions. Insights from these assessments guide our investment and asset management decisions.

As climate risks evolve, GCP continues to strengthen portfolio resilience, ensuring assets remain safe, compliant, and future-ready.
